昭和35（1960）年に建てられた映画館で、当時は『松本ピカデリー』という名称だった。平成10（1998）年に経営者が高齢となり閉館したが、その後地元新聞社が買い取り『ピカデリーホール』として、演劇や講演会など幅広く対応できるよう改修した。施設の改修には、地元の演劇人や市民のボランティアが関わり「自分たちの劇場」として親しまれている。25年続く「まつもと演劇祭」など地域の芸術文化活動の拠点ともなっており、全国的に見ても劇団数が多い「演劇の街」としての松本を支える。

平成30（2018）年からは『上土劇場』と名称を変え、地元に根付いた劇場としてさらなる再生をはかっている。

This movie theater was built in 1960 and was called “Matsumoto Piccadilly” at that time. It was closed in 1998 due to the old age of the owner, but a local newspaper company bought it and renovated it as “Piccadilly Hall” to accommodate a wide range of events such as plays and lectures. The facility was renovated by local theatrical artists and citizen volunteers and has become a popular “theater of their own.” It is also a base for local artistic and cultural activities such as the 25-year-long Matsumoto Theater Festival, and supports Matsumoto as a “theater town” with a large number of theater companies in Japan.

 In 2018, the theater was renamed the Agetsuchi Theater, and is currently undergoing further revitalization as a theater with deep roots in the local community.
